General Contracting
When selected as a General Contractor for a construction project,
Gallet Enterprises, Inc. usually joins the project team at the conclusion
of the design phase. General Contracting services typically provide
owners with a traditional design-bid-build approach for their construction
projects. We can perform general contracting assignments on either
a negotiated contract or bid basis.
Design-Build
Gallet Enterprises, Inc. has participated in many successful design-build
projects. With this delivery approach we generally act as the single
point of contact for the client and accept responsibility for both
design and construction team members at the earliest stage of a
project. This parallel coordination of construction and design issues
results in cost-effective project design and delivery.
STAGES OF A PROJECT
The Process
Gallet Enterprises, Inc.'s integrated services will provide the
highest level of quality you can expect throughout the entire construction
process. Our early and ongoing participation in the development
and execution of your project provides you with a central coordinating
arm dedicated to serving your needs. We look forward to working
with you at each step to provide the wealth of knowledge we have
accumulated from 15 years of project planning and implementation.
Idea/Concept
The best time to involve a contractor is when the project is just
beginning to take shape in your mind. The earlier you present your
ideas to us the more we can help ensure that your project is a success
from every angle. Typically there is no fee for assistance at this
stage of the project and it can be extremely effective in helping
you identify what your real needs and desires are. During the idea
stage we can:
- Provide accurate budget information
- Assess the constructability of your idea
- Develop preliminary project schedules
- Assist in the selection of qualified design professionals and/or trade contractors
 Budget
Once your idea has been shaped into a plan we can analyze the plan
based on similar completed projects. We develop cost models displaying
the range of costs that you can expect depending on the level of finish
you desire and the other basic needs you have to meet with the building.
We can help:
- Develop preliminary cash flows
- Present financing options
- Prepare budgets
Design
Once the idea has been put on paper and a firm budget has been established we can help you make sure that the design follows your plan considering your needs without superfluities. Working closely with the architects during this phase we can make sure that the design is buildable and that the specified materials adhere to the budget. Our expertise will be used to provide:
- Value Engineering
- Accurate cost estimating
- Reliable schedule building
Bidding
With designs complete and a firm budget in place the project is ready to be sent out for bids. We have quality standards in place for trade contractors and can pre-qualify bidders if necessary. Our involvement in your project from the early phases means we understand exactly what your needs are and how to meet them. With this type of information available we are assured of providing you with the best prices. During the bidding phase our services include:
- Sending out bid notices
- Pre-qualifying bidders
- Reviewing bids and recommending awards
- Using "fast track" construction if required
Construction
After the bids have been tabulated and accepted, construction is ready to begin. Our extensive experience in project management and our seasoned management and supervisory staff allow us to fidelity to the original plan. During construction we use procedures we've perfected through the years to ensure that controls are maximized and remedial action of any sort is minimized. The services we provide during this stage include:
- Quality, budget and schedule control
- Safety assurance and training
- Trade contractor supervision and direction
- MBE/WBE/HBE participation
- Project progress reporting
- Efficient punch list completion
Warranty
When the job has been completed to your satisfaction we stand behind our work. Our philosophy of relationship building means that the contract doesn't end when the keys are turned over to you. If a problem does arise we are available to assist with a solution. We share a mutually beneficial relationship with our customers. When you do well it means that we are both that much stronger.
